For service providers applying to Bolld Real Estate Management.

Before you start

Have your contact details, business name if applicable, service categories and areas ready. An application does not approve you or guarantee jobs.

Steps

1. Open bolld.com/care and choose Apply to provide services. Sign in if asked.
2. Enter Contact name, Business name if applicable, Email and Phone. Website is optional.
3. Choose the Service categories you offer.
4. Choose your Base location and Radius. If suggestions are unavailable, use Or start from a municipality. Add any Additional areas you cover.
5. Check the coverage preview. Enter your Experience and relevant licences. Do not upload ID or insurance documents here.
6. Choose Submit application. Confirm that Application received and the correct areas appear.

What happens next

Your application awaits review. The team contacts you about any information needed for onboarding. Registration does not authorize work, property access or payment.

If something goes wrong

Complete the highlighted fields and choose an area within the service region. If you are unsure whether the form saved, contact info@bolld.ca with your sign-in email. Do not send identity documents by replying to this guide.

For: people booking a rental showing with Bolld Real Estate Management. Use the same signed-in email address for booking and managing your visit.

Book a showing

1. Open the home’s rental listing and find Book a showing.
2. Choose an available time. Check the date, time zone, duration and instructions, then select Book this time.
3. Check Your showing is booked and your confirmation email. The email includes the address, directions and a link to manage your booking.

Move your booking

1. Select See or change your showings on the listing, or open the booking-management link in your confirmation email.
2. Under Your showings, find the correct home and date. Choose Another time for this home, then select Move my booking.
3. Check that the new time says Booked and the previous time says Cancelled. Check the new confirmation email.

Cancel your booking

1. Open Your showings and find the correct booking.
2. Select Cancel my booking once. Check that it says Cancelled and check your cancellation email. You do not need to attend that booking.

If you get stuck

A full time cannot accept another booking. If there are no alternative times, contact the property team. If a booking is missing, check that you signed in with the email used to book. If an email is missing, check spam and the saved booking before trying again.

For: People invited to apply for a rental home with Bolld Real Estate Management.

Complete your section

1. Open your application invitation and sign in with the email address that received it. If the page says the invitation is for a different account, sign out and use the invited address.
2. Complete About you and Your household. Use Not applicable only where it is offered and correct for you. Select Save & continue.
3. Enter Employment & income. Choose Per month or Per year carefully. Add the requested documents, select Upload files and wait for Saved privately or Received.
4. Complete Rental history. First-time renters describe their current housing situation; other renters provide the requested history and reference contacts.
5. Read Screening consent and make your own choice. If you do not consent or need clarification, contact the property team before continuing.
6. Review your answers and fix the listed missing items. When you are ready, tick the review confirmation and select Save & confirm my information. Wait for the completion message.

Submit the household

1. The primary applicant can use Invite a co-applicant or co-signer. Each invited person signs in with their own invited address and completes a separate section. Their answers and documents stay private to them and the review team.
2. Check Household progress. When everyone required is complete, the primary applicant checks Desired move-in and selects Submit application.
3. Confirm the status is Submitted and a submitted version is available. Submission is a request for review, not approval or a signed tenancy.

Answer a follow-up

1. Open the application from the team’s email or your workspace notification. Read Tasks from the property team and select Open step.
2. Update the requested information and confirm your section again. The primary applicant selects Resubmit application when the household is ready.

Who this is for

Tenants using the Bolld Real Estate Management resident portal. Sign in with the email linked to your tenancy and choose your Tenant workspace.

Find your records

1. Open Home for your current tenancy summary. If it says Your tenancy has ended, choose View your tenancy records.
2. Open My tenancy and choose the relevant tenancy. Check its status and address before opening a record.
3. Open Requests to see repair history. Select a request for its summary, then Open full request for its details and activity. A cancelled request shows No action needed from you right now.
4. Open Documents to find the files you can access. Use the file actions to view the correct agreement or other document.
5. Open Messages to find your conversations. Use Open, Unread or Closed and Search conversations. You can only open conversations you are allowed to access.
6. Open Notifications to see updates. Select an update to open its record. After reviewing it, use its Actions menu and Mark as read; the unread count decreases.

Check completion

Confirm the address and record status match what you opened. Old records can remain visible after a tenancy ends. Payment history may also remain; ask your property team about any balance you do not recognize.

If something is missing

Check that you used the invited email and Tenant workspace. If a page cannot load, select Try again. If it still fails, contact your property team with the page name and support reference shown. Do not submit the same request repeatedly.

For: Property owners exploring short-term rental income with At Ease.

Get your estimate

1. Open https://ateasebnb.com and select Instant Income Estimate. The estimate opens on bolld.com, part of the same service.
2. Check that Airbnb income is selected. Enter the Property address, Bedrooms and Bathrooms, then select Continue.
3. Check the property summary. Select Change if anything is wrong.
4. Enter your Name and Email. Read the contact notice, then select Instant Airbnb Income Estimate once. Wait while your report is prepared.
5. Review the Rental income estimate page. Check the address, bedroom and bathroom counts, currency and assumptions. Use Currency to switch the displayed amounts.

Understand the result

The gross estimate is before fees and costs. The management fee used for At Ease is 15%; other expenses can still apply. An estimate is not a promise of income or confirmation that short-term rental is allowed at the address.

Confirm completion

Your report opens after a successful request, and a report email is sent to the address you entered. Check spam or junk if the email is missing. Keep your report link private.

If you need help

Correct any highlighted fields before trying again. If the report does not open or the email does not arrive, contact info@bolld.ca with the address and approximate request time. Do not send passwords or sign-in codes.

Who this is for

People introducing an owner or renter to Bolld Real Estate Management.

Steps

1. Open Refer us in the website footer and sign in.
2. Read the program terms, enter Your name and select Join program.
3. In Referrals & opportunities, select Refer a client.
4. Choose Owner introduction or Renter introduction. Enter Client name and Client email; Phone is optional.
5. Confirm that you have permission to share the details, then select Refer a client.
6. Look for Saved successfully. Open My referrals to see the stage and reward status.
7. You can also share Your owner referral link or Renter link from Refer a client.

What happens next

The team reviews the referral. A received referral or pending reward is not a promise of payment; the program terms and qualifying event still apply.

If something goes wrong

Self-referrals are not eligible. If This referral is already recorded appears, check My referrals instead of submitting it again. If your partner profile is awaiting verification or suspended, contact the team.

Who this is for

Current residents using their Tenant workspace.

Report an issue

1. Sign in and choose your Tenant workspace. Check that the correct home is shown.
2. Select Report an issue from Home, or open Requests to start a request.
3. Describe the problem, choose the category and urgency, and enter your contact and access instructions. Submit the form and keep the request reference.
4. Open the request to check its status. Use Messages to contact the team.

Agree a visit

1. Open the request, then Schedule. Review the proposed date and time.
2. Choose your Entry arrangement and enter any conditions or access instructions. Select Agree to this appointment.
3. Check that both the vendor and resident show agreed and the appointment says Confirmed. To suggest another time, enter Starts and Ends and select Propose appointment. A changed proposal needs fresh agreement.

Check the result

1. When the status says Work complete — not yet confirmed, open Invoice & settlement.
2. Under Is everything fixed?, select Confirm resolved if the problem is fixed. You may add a comment.
3. If it is not fixed, describe what remains unresolved and select Issue remains. The request becomes Disputed and the team reviews it.
4. After the team records a resolution, review the result again. Your decisions remain in Completion and confirmation.

If something is missing

Check that you are in the correct Tenant workspace and home. If you cannot see the appointment or confirmation controls, contact the team through Messages. Do not submit a duplicate request for the same issue. For immediate danger, contact emergency services; this form does not dispatch emergency responders.

Who this is for

Customers requesting a property consultation with Bolld Real Estate Management.

Request a preferred time

1. Select Talk to us on the website and choose what you would like to discuss.
2. If the displayed times do not suit you, select None of these work? Request another time. Enter your preferred date, time and meeting method.
3. Enter the property address, city and your contact details. Submit the request. If asked, verify your email using the sign-in code sent to you.
4. Check the confirmation page and email. We received your request means the team still needs to confirm; nothing is booked yet.
5. Select Open my owner portal, then Appointments. Your request shows Awaiting confirmation until the team confirms it. Check the confirmed time and meeting instructions before attending.

Cancel a request or confirmed appointment:

1. In your owner portal, select Appointments and find the correct meeting.
2. Open Cancel appointment, enter the cancellation reason, then select Cancel appointment.
3. Confirm that the meeting says Cancelled. Check your email for the cancellation notice.

If you need help

Use the same email address you used to request the consultation. If a page fails after submitting, refresh and check the appointment status before submitting again. Contact your team if confirmation or meeting instructions are missing.

For: Service providers invited by Bolld Real Estate Management. A quote invitation does not authorize work, entry or payment.

Send your quote

1. Open the quote-request email and follow its job link. Check the request title, scope, deadline and information shared with you. Do not forward your private job link.
2. Under Submit your quote, enter Labour, Materials, Call-out, Tax and Other amounts as applicable. The total must be greater than zero.
3. Complete Scope and inclusions, Earliest available date, Expected minutes and Quote valid until. Add exclusions or warranty limits where needed.
4. Select Submit quote and confirm Quote submitted. Wait for the team to review it; submission does not mean the quote was accepted.

Sign in and find your work

1. Select Sign in to see all your jobs, enter the invited email address and select Email me a sign-in code.
2. Enter the code from the Bolld email and select Sign in. Check that the workspace shows your provider name.
3. Open Schedule for confirmed visits. If there are no confirmed visits, do not treat an invitation as a booked appointment.
4. Open Quotes & invoices to check invoice and payout status. Submitted or approved does not mean paid.

Record availability

1. Open Quotes & invoices and expand Record availability.
2. Enter Starts and Ends using the time zone shown. Ends must be later than Starts.
3. Choose Available or Unavailable, add a note if needed, then select Record availability.
4. Confirm Saved successfully and check the saved dates and status. Availability alone does not create a visit.

If you get stuck

Check spam for the code and use the same invited email. If the job link says withdrawn, use the newest email or sign in; contact the team if the job is still expected. If a date range cannot save, check both dates and times. Ask the team before attending when access or approval is unclear.

Who this is for

Owners and co-owners invited to sign a Bolld Real Estate Management agreement.

Steps

1. Open the personal signing link in your agreement email.
2. Sign in using the exact email address that received the invitation. Each owner uses their own account.
3. Read the Disclosure of Representation and the complete agreement. Check the property, service, fees and names. Ask your property team to correct anything before signing.
4. Select Acknowledge document reviewed. Enter Your full legal name, read and select the electronic-signing consent, then select Sign management agreement.
5. Check Signing progress. Your signature appears beside your email. All owners must sign before the agent countersigns.
6. Wait for Executed · All signatures complete and the email saying your signed property management agreement is ready. Open the signed agreement from that email.

What happens next

A partially signed agreement is not yet complete. Each co-owner signs separately, and the agent signs after all owners.

If something goes wrong

If the invitation expired or the email address is wrong, ask your property team for a corrected invitation. If you are signed into a different account, sign out and use the invited email. Do not forward your personal signing link or sign for another owner.

For: Tenants invited to sign a Bolld Real Estate Management tenancy agreement. Each person must use their own invitation and email account.

Review and sign

1. Open the tenancy-agreement invitation in your email and follow its review link.
2. Sign in using the exact email address that received the invitation. Enter the latest sign-in code sent to that address. If the page says you are signed in as someone else, select Sign out and use the invited address.
3. Read the Agreement, agreed particulars and any included documents. Check the names, property, rent, dates and conditions. Ask the property team to correct anything wrong before signing.
4. Complete the review acknowledgement shown on the page. Enter your full name, read the electronic-signature consent and select its checkbox only if you agree.
5. Select Sign tenancy agreement once. Check Signing progress to confirm your signature was recorded.

When there are two tenants

Each tenant signs separately using their own account. One tenant cannot sign using the other tenant’s invitation. The landlord signs after all required tenant signatures. A partially signed agreement is not yet complete.

Confirm completion

When everyone has signed, Signing progress shows Executed · all signatures complete. You receive an email when the executed copy is ready. Open the agreement record and select Download executed PDF to access the copy. Keep it for your records.

Next steps

Open My tenancy in your Tenant workspace to see your home and agreement. Follow the move-in setup instructions you receive; signing alone does not complete move-in setup.

Anyone receiving a Bolld Real Estate Management follow-up email with an Unsubscribe link.

Steps

1. Open the follow-up email in your inbox.
2. Select Unsubscribe at the bottom of the email.
3. On the Email preferences page, select Unsubscribe.
4. Check that the page shows Unsubscribed.

What happens next

You will not receive further campaign emails from that property team. Messages about your own home, requests and agreements continue.

Use the link from the email you received. If the page cannot confirm your choice, contact the property team for help. Do not share your personal unsubscribe link with others.
