What’s the difference between the two services?+–
Find me a tenant covers everything up to move-in: valuation, marketing, showings, applications and the tenancy agreement. From then on you manage the home. Manage my rental adds the day-to-day after move-in: rent, tenant requests, repairs, inspections and statements.
What does it cost, and are there other costs?+–
Find me a tenant is 50% of one month’s rent. Placement with management is 40% of one month’s rent plus a 6.75% monthly management fee. Fees are plus applicable taxes. Repairs, maintenance and other approved expenses are charged at their actual cost. Your agreement lists every fee and charge before you sign.
Can you take over a home that already has a tenant?+–
Yes. We review the tenancy agreement, deposit and records with you, take over the day-to-day management and introduce ourselves to your tenant. The existing tenancy and its rent continue under the Residential Tenancy Act.
Who chooses the tenant, and how involved am I?+–
You confirm the asking rent and your requirements with us first. We review applications, check references and recommend a tenant. Your agreement sets out when we can approve a qualified tenant for you; if you want the final say, tell us at the consultation and we’ll agree it in writing.
How do you market my home?+–
We prepare the listing with professional photos and a 360° room tour, advertise it on bolld.com and our available advertising channels, answer enquiries and arrange showings. We don’t spend on paid advertising without your written consent.
When do I get paid?+–
Rent is collected into our brokerage trust account. Each month we pay you the rent collected, less our fees and approved expenses, on the payout date in your agreement, with a statement.
How are repairs approved?+–
Your agreement sets a spending limit for a single repair. Below it we arrange the work; above it we ask for your approval first. In an emergency that threatens health, safety or the property, we act first and tell you promptly. Approved repair costs are paid from the rent collected or by you directly, as your agreement sets out.
How often do you inspect the property?+–
Every 4 months during the tenancy, plus move-in and move-out inspections with a written condition report.
What reporting will I get?+–
A statement for each payout showing the rent collected, fees and expenses, and the documents for your home in your owner dashboard. While your home is listed you can follow enquiries, showings, applications and offers there.
How can the agreement be cancelled or ended?+–
You can end the management service with one month’s written notice. We go through your agreement with you before you sign.
How do I get started?+–
Enter your address, then your name and email. That’s all we need to start. We’ll be in touch to learn about your home, and you can schedule a free consultation whenever suits you.
