Local rules: Only possible if your home is zoned for tourist or temporary accommodation — homes zoned residential, and employee housing, can’t be rented nightly.
Plan around your travelWhistler’s travel-trade office reports about 3 million overnight and day visitors a year, with roughly 45% in winter and 55% in summer — skiing and snowboarding in winter, and the mountains, lakes and trails in summer.

Demand follows the two main seasons. The municipality reports that occupancy rose from 2010 to a 2019 peak as the quieter shoulder seasons became shorter and summer visits grew.

Nightly rental is allowed only where a property’s zoning permits tourist or temporary accommodation. The municipality’s web map has a “Zoned for Nightly Rentals” layer, and many properties also carry rental-pool covenants (Phase 1 or Phase 2) on title.

A municipal Tourist Accommodation business licence ($25 to apply, then $250 per guest unit a year) and provincial registration are both required. Plan for turnovers between stays in peak weeks, and for any covenant or strata rules on the property.

Possibly, if the property is zoned for it. Whistler is exempt from the provincial principal residence requirement, but nightly rental is allowed only where zoning permits tourist or temporary accommodation, and it needs a municipal licence and provincial registration.
This is a summary of published rules, not legal advice. A city rule does not confirm that a particular address qualifies: we check your property with you, and you remain responsible for registration and licences.

Whistler is on the province’s list of exempt communities, so a second home can qualify — if its zoning allows nightly rental.

Provincial registration
Hosts must register each short-term rental unit with the provincial registry every year and show the registration number on their listings (required since May 1, 2025). The fee is $100 a year where the host lives in the home and $450 where they don’t.

Zoning decides
A property can be rented nightly only if its zoning lists “tourist accommodation” or “temporary accommodation” as a permitted use. Homes zoned residential and employee housing units can’t be rented to tourists. Check the “Zoned for Nightly Rentals” layer on the municipal web map, and any Phase 1 or Phase 2 covenant on title.

Tourist Accommodation business licence
Required under the Tourist Accommodation Regulation Bylaw: a $25 application fee plus $250 per guest unit a year. The licence number must appear on listings.

Strata bylaws
A strata corporation can restrict or ban short-term rentals by bylaw, and its bylaw can be stricter than provincial law. Check your strata’s bylaws before planning stays.
